Eight houses, one party at a time
When you take BioLand for an event you take all of it: eight pine houses, the terrace, the garden, the fireplace and the shore below. No other guests on the site, no other cars in the car park, and nobody to be quiet for after eleven.
Most people arrive the day before. The houses fill up with family, somebody starts cooking, and by the time the day itself comes round everyone already knows where the kettle lives.

The kitchen
We have cooked for eight and we have cooked for eighty. It is the same fire and the same bread. Only the table gets longer.
Three rooms without walls
Where the day happens
Nothing here is a function room. A day moves between three places, and all three are yours for as long as you have the property.

The terrace
One long table rather than several small ones. It holds eighty, keeps the sun until early evening, and looks straight down onto the water. Plates go down the middle and people help themselves.

The water’s edge
Ceremonies happen on the flat ground at the bottom of the slope, the lake behind you and the pines behind everyone else. Chairs go down after breakfast and come up before lunch.

The garden and the fire
Where the evening ends. The outdoor fireplace is lit at dusk, the barbecue keeps going, and there is nobody within earshot to turn the music down for.
How it works
From the first phone call to the last fire
There is no events office and no folder of packages. You deal with the family who cook the food and lay the fires, which makes the whole thing shorter than you expect.
- 01
Tell us the date
Write or ring with the date, roughly how many people, and whether you want the houses as well as the terrace. We will tell you the same day whether it is free.
- 02
Come and walk it
Three quarters of an hour from Pristina. Walk the terrace, stand where the ceremony would stand, have lunch, and ask the awkward questions about parking, power and rain.
- 03
Settle the food
The menu is written for your day rather than picked from a folder. We cook what the season gives and what the hills around us grow. Tell us what you cannot eat and what you cannot do without.
- 04
Fill the houses
Eight villas that sleep thirty-eight all told, usually given to whoever has travelled furthest. Everyone else drives back down to Pristina, which is a quiet road at that hour.
Plainly
What is included, and what is not
Ask early. Saturdays in June, July and August tend to go a year ahead; a Thursday in May we can often take at two months’ notice. Nothing is held until the date is written in the book, and only one party goes in the book at a time.

Ask us
Every event here starts with a phone call and, sooner or later, a long lunch on the terrace. Both are easy to arrange.
